Buying and Selling

temp-post-image

You’ve been thinking about selling your house, right? You want to cash in on that equity, but you have no idea how to buy and sell in this crazy market.
Let me give you the 4️⃣1️⃣1️⃣

You can either buy first or sell first.

BUY FIRST
If you buy and move into your new house first, it can make life a lot easier. No temporary storage units. No crashing on a family member’s couch.

However, getting a mortgage for your new home can be a little tricky if you haven’t paid off the mortgage of your first (aka current) home.

SELL FIRST
Getting a mortgage will be easier, since you won’t be getting what looks like a second mortgage. However, you may need to couch surf a little between th...

I 👏 FEEL 👏 YOU 👏

There’s a lot of different people telling you a lot of different things about the market – and you don’t know who or what to believe.

The solution?

You need to talk to a real estate expert who deeply understands your LOCAL market, not just what’s going on nationwide.

You need to talk to me.

Allow me to put the offer on the table. Let’s go get drinks– and talk about real estate.

No, I’m not going to pressure you to sell your house.

3 Great Reasons to Buy New Construction

temp-post-image

Banging your head against the kitchen table because you can’t find your dream home on the MLS? Maybe it’s time to look for new construction.

Here’s a few reasons why new construction may be a great option for you.

1. You’ll likely be able to get an open floorplan without having to do any renovations.

2. There will be gadgets and gizmos a-plenty. An abundance of outlets? Got it! Charging ports in the kitchen? You got it! Energy-efficient features? It’s a win-win for you and the environment.

3. Assuming you choose a good builder, maintenance will be at a minimum for the first few years. No worrying about the heat going out in the middle of that frosty night.

How Can I Get A Better Mortgage Interest Rate?

temp-post-image

You want to get the BEST possible interest rate on your mortgage, right? A big part of that comes from having an amazing credit score.

Here’s a few tips to help you improve your credit score so you can get into your dream home asap!

💸 Always pay your bills on time.
Set a reminder if you have to or just set your “mental reminder” a few days before they’re actually due.

💸 Keep your credit card balances low.
You can do this by paying off your credit cards more often.

💸 Don’t open or close any accounts.
Yes, this includes your Target Red Card!

💸 Don’t make any big purchases on loan.
Stay away, far away, from the car dealership.

💸 Keep your debt-to-income less than ...

What is a Seller's Disclosure?

temp-post-image

A seller disclosure is a document the seller must give the buyer that discloses all of their knowledge of the condition of the property and any material defects.

If your home has any issues that you know of – whether you call it “character” or a nuisance – you have to share that information with the purchaser on the seller disclosure.

My advice? Don’t try to be the person who withholds information about their home. When the truth is revealed, it could lead to legal problems. *womp womp*

Have questions about what you do and don’t have to disclose on your home? Send me a message!

What is Going on With Rising Interest Rates?

temp-post-image

Can I shoot straight with you? Mortgage interest rates are going up. They’ve jumped from 3% to 5% for a lot of buyers – yes, even well-qualified buyers. So what does this mean for you?

If you’re looking to buy a home, you need to lock in your interest rates NOW!

If you’ve been looking for a home with not a ton of success, talk to your lender to see what you can do to ensure your rates don’t skyrocket if/when you have to get pre-approved again.

Truth be told, I don’t know how high interest rates are going to climb. In the past they’ve reached 2 digits.

I know the market can feel tough right now but what’s going to feel even more difficult is gett...

Real Estate Q&A

OMG YOU GUYS! I have to tell you, the other day, I was talking to someone who wanted to buy a house but didn’t have tens of thousands of dollars to put down on a house. Then I told them the news. ❗ Depending on your mortgage type, you may only need 3% down to buy a house❗ A 20% down payment on a $300k house is $60k. That’s a LOT! However, 3% down is only $9k. Much better, right? If this is piquing your curiosity about homebuying, send me a message! I’d love to answer any questions you have!
