Real Estate Today

Focus on the Stair

The real estate journey can feel pretty overwhelming, right? There’s so many parts and moving pieces…

Oh and if something goes wrong, it could cost you thousands of dollars. You’re ready to buy or sell a house but trying to figure out how to make that happen? Well, it feels stressful!

Don’t worry. That’s what you have me there for.

I’ll help you climb that staircase, scale that mountain, one step at a time.

You’ve made the decision to get out of the rent rat race. You’re tired of monthly payments increasing year after year, all while you’re getting less and less space.
You know it’s almost time to buy.

But before you buy, there’s a few $$$ things you’ll want to do to set yourself up for success…

1. Build an emergency fund.
2. Pay off high interest debt.
3. Save for your down payment.
4. Build your credit score.

Let’s get you out of renting as soon as possible, but let’s also make sure we do it responsibly. 😉

Closing Day

Glass of wine. Dinner at a nice restaurant. A night of Netflix and chill? Which would you choose?

Credit Repair

Let’s face it: your credit score isn’t perfect. Yet you know you need a high credit score to get the best mortgage rate possible.

I get you.

It’s time to give your credit score a little boost.

Here’s a few tips.
1 – Pay your bills on time.
2 – When you pay your bills, try to pay ALL of it, not just the minimum amount due.
3 – Pay off accounts with the highest interest rates first.
4 – Fix any errors on your credit report.
5 – Keep your credit utilization low.
6 – Don’t close any old credit accounts or take out any new lines of credit.

Increasing your credit score doesn’t have to be hard. It just takes a little bit of effort and i...

Real Estate Myths

Your landlord looked you right in the eye and told you now is not the time to buy.

“Just rent another year and the market will be better.”

LIES, I tell you. Absolute, despicable lies.

Now do you want to know why?

First of all, the best time to buy a home is when you need a home…
…AND you’re financially capable to buy one.

Right now, we’re starting to see house prices balance out (a little) as interest rates rise.

If you wait for the market to fully flip, your interest rate will be even higher.

This means that you’ll likely be paying MORE for your home in the long scheme of things AND have a higher monthly payment.

If your lease is up for renewal, you&rsquo...

Hire Movers

Are you the type of person who loves to “take care of business” on their own? Toilet backed up? Not a problem. Need to cut down a tree? You grab a chainsaw, climbing shoes, and ropes and get to work. Repaint the wall and lay down hardwood floors? Done and done!

Look at you go! In fact, I’m a little bit envious of your can-do spirit.

However, if you are over the age of 30, I want to share with you a word of caution when it comes to packing and moving.

You’re not as young as you think you are.

Your knees do NOT need to be doing all that bending and lifting of boxes all day long.

Your friends also don’t want to come help you for a few cold beers and Little Caesar&...

Multiple Offers

Wanna know a secret? Putting in the highest offer doesn’t mean your offer will be accepted.

You heard me right. You see, the finances are just part of a home sale.
There’s more to it than that – including timelines, contingencies, and more!

A buyer may not choose the highest offer IF…
💵 Another buyer presents an all-cash offer
🕰 Another buyer can close ASAP
📖 Another buyer shares their story
🛠 Another buyer has no contingencies

That means when you put in your offer, you need to be thinking about more than just money.

Make your offer competitive when it comes to both finances & terms + conditions.

If figuring out what the perfect offer looks like feels difficult...

Moving Tips

You did it! You created an entire timeline of what all you need to pack and when. All you have to do is follow it.

Well here’s the deal, there’s a 99.9% chance you underestimated how much stuff you have.

There’s also a 99.9% chance you overestimated how much time it’s going to take to pack.

Now, I don’t know about you but I bet the last thing you want is to be shoving things into boxes at 2 AM on moving day.

So for the sake of your sanity and sleep, go ahead and start packing AT LEAST a few days earlier than you think you need to.

You’ll thank yourself later. 😉

For Sale By Owner

You can’t make this up! While I’m all for the DIY Pinterest projects, one project I don’t recommend is buying or selling a home alone.

A lot of reasons!

For starters, you don’t have access to as much real estate data as REALTORS do. This makes your home harder to price. Underprice your home and you’ll leave money on the table. Overprice it, and nobody will buy it.

When it comes to showcasing your home, you can absolutely DIY your staging… but unless you have The Home Edit or Joanna Gaines’ phone number, it’s probably not going to look buyer-ready.

Then come the tours. Oh so many home tours! Do you really want to have to go back and forth wit...

Buying and Selling Team

I can’t believe I’m having to say this.

All real estate professionals should be on YOUR team and working FOR you, not the other way around

No, I’m not just talking about real estate agents.

I mean REALTORS, lenders, attorneys, title company representatives, contractors, etc.

These professionals are not your new bosses.

They’re here to support your needs and desires.

If someone treats you badly…
If someone makes you feel like you’re just another number to them…
If someone is trying to get you to make moves or decisions you’re not willing or ready to make…

🛑 STOP! 🛑

Set boundaries.

Put down some ground rules.

Fire the professional.

This is ...
